FENCE PLANNING IN BROWARD COUNTY

Strong fences start
with the right details.

Choosing a fence in South Florida means looking beyond its color and style. Broward and Miami-Dade counties make up Florida's High-Velocity Hurricane Zone (HVHZ). The fence system, its connections, and its foundations need to suit the property and the applicable permit requirements.

What does a Miami-Dade NOA mean?

A Notice of Acceptance documents approval of a specific product or system within stated limits. It is not a blanket approval for everything a manufacturer sells. Check the current approval status, exact model, and complete installation drawings. Outside Miami-Dade, use also depends on acceptance by the local permitting authority.

PVC and aluminum: check the system.

Broward's published fence procedures call for a Florida registered architect or engineer's design, or a valid NOA, for PVC, aluminum, iron, and other fences outside its listed wood and chain-link provisions. Match the selected components, height, reinforcement, post spacing, connections, and footings to the accepted documents.

Wood and chain link need details, too.

Broward publishes separate code references for wood and chain-link fences within specified height limits. An open fence still needs the right posts, fabric, fittings, and foundations. Privacy slats or a change in height can change the design needs, so discuss those choices before materials are ordered.

Plan around your property.

Bring your survey, approximate fence lengths, preferred height, and photos. Discuss the layout, easements, HOA requirements, removal work, and the city's submittal and inspection process. Footing sizes and spacing come from the applicable design, rather than a single rule for every yard.

No fence is hurricane-proof. A product approval describes a system's permitted use; it does not guarantee storm survival or insurance coverage. A fence used as a pool barrier must also meet the applicable pool-safety requirements.

Check the official documents.

Use the current documents and confirm the requirements with the building department responsible for your address.
